Value and How I did it...
After seeing Arizona as an Army Air Corps "Fly Boy" during W.W.II, I decided that I would someday live and fly in the wide and clear open spaces of Arizona. In 1950, I was recalled to my old Group for the Korean War, and again saw Arizona on my way overseas. I returned home to St. Louis, Missouri in 1953. I kept making plans to move to Arizona. I attended the School of Architecture under the GI Bill while a representative of A.G. Edward's & Sons, members of the N. Y. Stock Exchange.

In 1959, I moved to Phoenix with the opening of a branch for the firm. While flying in the reserves, at William's Air Base. I spent a year looking for the right spot to develop my idea of a ranch-style airpark. In 1960, I purchased a cattle ranch, which was located southeast of the town-site of Aguila, after determining that a large area of this valley had the necessary resources for a planned community as the ideal airpark.We are our own community.


The Resources Were as Follows:
  • Major Highway Access from all Directions
  • Elevation at or Near 2,000 MSL
  • Close Proximity to a Sizable cities:
    * Wickenburg, a 20 minute drive
    * Sun City a 45 minute drive
    * Phoenix city limits only a one hour drive
  • Level and Unobstructed Terrain within 360º
  • Nearby Recreation and Entertainment
  • An Unrestricted Supply of Ground Water, including Fertile and Workable Soil

I developed this project as a one-man business operation and an unrelenting fervor for reaching my long awaited goal. That goal was to start Eagle Roost from scratch.  My rule was to stay financially liquid at all times. It took 7 years to pay off the land. So, in 1967, I could break ground. By operating my own heavy equipment and acting as my own real estate broker and salesperson, I began installing underground utilities. I started from US Hwy 60 in town and continued south for one mile to what was to become Eagle Roost Airpark. I had to poor-boy it all the way. I paid cash for everything. I would sell some land, build a house, improve another part of the 1,300 acres a little at a time. I completed the improvements and sale of the first 760 acres.

Finally, in 1974, I reached Section 26 (Eagle Roost) with my underground utilities and water lines. Then, I personally built a four mile perimeter fence around this mile-square section. Thus, I started and completed Eagle Roost, by doing everything myself, at a fraction of the cost compared to today's market. This included a very low initial land cost. Developing in this manner is the answer to the question most often asked, "How can 5 acres with so many amenities sell for such a small investment?"

In setting-up Eagle Roost, I made certain that no outside entity would have any control in the operation of the air-ranch. The pilots that were to be owners of ranches in Eagle Roost would also own the runway and taxiways including roadways and common areas. Since 1974, Eagle Roost's operation, maintenance & development has been first class.

The Owner's Association, in our private community of Eagle Roost, is administered by a group compatible pilots having a common goal. There is a friendly and happy attitude towards each other. Eagle Roost has exceptional harmony among it's members.
